HRL serves a highly diverse population of approximately 6,200 students, the majority of which are undergraduates living in tradition, suite, and apartment-style residence halls in three campuses within the Northern Virginia area. HRL employs over 170 full-time and graduate staff members and over 350 undergraduate student staff members, and is committed to provide a safe, well-maintained student-centered environment that is innovative and inclusive of the global community. The Maintenance Technician position performs general/preventative maintenance services under supervision, as directed, within the campus housing system. This is a fully benefited position that offers substantial professional development in the form of university classes, on-the-job training, and eligibility to participate in an apprenticeship program facilitated through Fairfax County Public Schools in a variety of disciplines such as electrical, HVAC, and Building Maintenance. Responsibilities include: Electrical: Repairs electrical systems, outlets and cords; Resets breakers; Installs motors and belts, as needed; Responds to all electrical request, as needed; and Performs preventative maintenance on electrical equipment, as scheduled. Plumbing: Repairs overflowing and clogged toilets, and unclogs showers and sinks; Repairs valves, gaskets and lines (this includes, but is not limited to: water, sewer, steam and condensate lines); Responds to all requests for plumbing service, as directed; and Performs preventative maintenance on plumbing equipment, as scheduled. HVAC: Restarts industrial HVAC units; Repairs window units; Monitors HVAC chemical equipment; Changes filters/fan belts, cleans coils, lubricates bearings, and opens HVAC drains; Responds to HVAC requests; and Performs preventative maintenance on HVAC equipment, as scheduled. Carpentry: Performs carpentry repairs on doors, door hardware, windows, walls, shelving, and other carpentry repairs as needed. Painting: Patching, caulking, priming, staining, and painting ceilings, walls, doors, windows, and other items as needed. General Building Maintenance: Responds to building issues and resident requests for basic building needs, including but not limited to: exterior building maintenance, light bulb replacement, tile, other floor coverings installation, etc.; Inspects residential facilities and equipment to ascertain required repairs and reports discrepancies; and Reports all matters of safety to the appropriate supervisor. Required Qualifications: High school education and specialized training with significant related experience, or an equivalent combination of education and experience indicating proficiency in the preceding knowledge and abilities; General knowledge of HVAC, plumbing, electrical, carpentry, painting/wall repairs, and installation as needed; Valid drivers license with a good driving record, and must be insurable; Ability to practice effective oral communication skills with students, faculty and staff; Ability to read, understand, and abide by all safety policies and procedures and follow equipment and system manuals; and Due to frequent verbal contact, candidates should command the English language. Preferred Qualifications: Preference is provided for candidates with prior residential university or multiresidential community maintenance experience. The incumbent of this position is considered an essential employee for HRL in regards to severe weather; and is subject to recall after hours in the event of campus emergencies, disasters, or other special needs as directed by management.
