Program Management/Operations * Support providing leadership and direction to the efficient operations of the maintenance engineering program of all building systems including: fire/life safety, mechanical (HVAC, plumbing, controls) electrical (UPS, PDU, generators, primary switch gear), lighting and temperature controls systems, and critical environments. Coordinate with Campus management, Shift Leads and site staff to resource and implement programs. * The specific areas of responsibility include but are not limited to customer satisfaction, staff productivity and efficiency. * Primary Point of Contact for engineering and client engineering team. * Support transition of CMMS system. * Supporting the account team, verifying proper system configuration to meet internal and client objectives. * Proactive in finding improvement projects and following through on a plan to execute. * Insure compliance with Jones Lang LaSalle minimum audit standards. * Support management of existing maintenance contracts. * Some oversight of small scale projects or equipment overhauls. * Support maintaining infrastructure and compliance documentation for the building including up-to-date building drawings, P&IDs and single-lines as well as documentation mandated for maintaining regulatory compliance with Federal, State or Local law. * Provides direction/information to vendors, facilities staff and service providers as required to ensure excellent coordination/execution of work within client environment with minimal disruption, as needed. * Coordinate discussions with selected vendors or suppliers regarding goal setting, performance criteria, and performance review. * Perform planning, scheduling of work and personnel associated with the engineering department. * Perform review of work performed with compliance follow ups as required. * Seeks to continuously improve processes, systems and overall client satisfaction * Performs additional job duties as requests, analysis and reporting * Support managing operations, maintenance and capital improvements of all Life Safety, Mechanical, Electrical, Plumbing, HVAC, Security and Elevator systems. * Act as reliability engineer with the existing preventive maintenance scheduling intervals and work to maintain, update and improve the operational efficiency of the CMMS system. * Analyze equipment downtime ramification and develops Emergency Response Action Plans (ERAP) in the event of equipment failure. Training * Oversees training and support aimed at expanding the capabilities of the operations and maintenance staff. Budget * Preparation of detailed budgets for engineering operations. * Develop estimates for small scale projects. Compliance * Provides contract compliance management and quality control Education/Training * BA/BS in in Engineering, related discipline or equivalent facilities experience. Years of Relevant Experience 5 - 8 years of facilities engineering and operations experience or reliability engineering required. Skills and Knowledge * Previous experience with CMMS systems * Business acumen including financial planning and analysis must be able to manage within budget and time constraints. Other Abilities * Strong leadership skills with the ability to coach, mentor and train. * Excellent interpersonal, communication, negotiation and presentation ability. * Superior customer service, relationship building and follow up skills.
